Preparing for a Listing Appointment...What's First and Last?

In a few days, I will be going on a listing appointment. The Sellers are relocating out of state and yes, you can bet I will also be letting them know that I have contacts who are top professionals, virtually across the globe...and they know their stuff!

What will I do first when I arrive? I normally tour the home to view that it matches my initial perception, and Seller's description of the home. This way I can compare it to other properties that have sold in their hood and let them know what it is truly worth.

After we tour the home and I jot down a few, particular notes so that I can remember the home weeks or months later, we will probably move to their dining room table and my presentation folder will be handed to them. I look forward to going over my presentation, as it not only highlights what their home has, how it compares to others that are currently available, in escrow, taking backup offers and have recently closed, but it also helps educate them as to What to Expect When Another Realtor Brings Their Clients to View Your Property, How to Price So That You Make The Most Money at Closing, and also What are Some of the Ways that Buyers are Finding Your Home Nowadays. (can you guess the last one?)

I will also let the Sellers know what to expect from me. Give them some of my career highlights...etc. so that when I leave they feel comfortable that they know who I am and what I can do for them. (that is the most important part)...

Lastly, as I walk out, "Thank" them for their time...I will be sure to ASK FOR THEIR LISTING.

If I'm the right Real Estate Professional for them, I will be called back or when I follow~up with them, they will let me know that I am the right guy, or not. If not, I will be happy we met and move on to the next client...in hopes that I will be able to help them.
