It's called disclosure. Don't be afraid of the things that are in the light, be afraid of what is in the dark, because you have no idea how much harm it could do.

If in doubt about whether to mention something about the home you are selling -- disclose it. If you were buying a home, would you want to know? That's another clue about disclosure.

I've never seen buyers walk away from buying a house because we disclosed the problems. As a matter of fact, a sale is usually much smoother if you tell buyers the flaws -- they know what they are getting into and can make a financial plan for dealing with the problems.

But, oh what a mess if they find out after they are in the house that there is a problem. What happens if the neighbor stops by and mentions the problem and the fact that you Mr & Mrs seller knew about the problem. Now YOU have a problem -- it's called a lawsuit.

Don't be afraid of the light -- Disclose.
