I got a lead the other day from one of my marketing pieces, spoke to the caller and told him the property was in escrow, but the deal was looking shaky. Yesterday I re-activated the property on the MLS and began calling people to let them know. One of those people I recalled told me he was looking for a rental not a purchase, and then he decided to explore his purchase options. My listing is two units in Moonridge and he saw some additional options for himself with it.
Come to find out that this self-employed man had been reading horror stories and felt that his self employment would require him to have a lot more money than he actually needed, and that maybe, if he could save up more money over the next year of renting, he might be able to pursue a purchase next year.
This was one more instance where I find myself thanking God, yet again, for my Loan Officer background, and for a really great Loan Officer that I now have to refer to.
We went through each aspect of his qualification. I plugged him into the mortgage calculator, and Voila! the numbers came back good.
I hung up the phone being told that his world was practically spinning with new options and possibilities he previously thought were not available to him right now.
He's now lined up to talk mortgages and payments with my referral partner, and we might know so soon that he is able to buy that I might be able to put this property back under contract! What's as exciting is knowing that this guy will be able to buy when prices are still low and interest rates are ridiculously good. Win, win, win, win...
This is the kind of stuff that makes me LOVE my job!
