Carlsbad Real Estate - BIG News, a Lot is for Sale

There's big news here in the Carlsbad real estate market.

There's a lot for sale. You may not think that's big news, but it is, at least in the minds of many Carlsbad residents.

Not a lot of property (but that's true too), but an actual lot. The lot is located at the corner of College Boulevard and El Camino Real a short distance north of PAlomar Airport Road in a residential area where there is also a fair amount of open space. The reason it is BIG NEWS is that the seller is Wal-Mart.

Wal-Mart purchased this land in the last couple of years and has been attempting to ggain approval to build an "upscale" Wal-Mart store (their words, not mine). This has been an ugly battle, and, not surpsingly, was met with a huge protest on the part of Carlsbad residents. There is no other retail in this area at all, and having a having store like Wal-Mart just made no sense. Existing town regulations also prohibit big store like this.

THere are plenty of other locations that could serve well as a place for a new Wal-Mart, if one is even needed! Right now there are 5 stores within 5 miles of the heart of Carlsbad.

Yes, Wal-Mart provides jobs, saves folks lots of money of a whole host of items, and is now, I guess, the world's largest retailer. That doesn't mean we need another store sitting in the middle of a beautiful area of Carlsbad where there is open land. My opinion.

Of course the big question...who will the buyer be and what plans are in store for this lot? And what CAN be built on this site?

Lots currently on the market range from $495,000 up to $14,000,000 for a small ocean-front buildable lot. The Wal-Mart lot is not yet on the public market. Time will tell.

Sounds like that is a good thing! I just don't understand Walmart's plan when it comes to placement sometimes. This shows that people's opinions really can make a difference in their community!

Jo - I was thrilled to hear the news.  I suppose these big companies do some sort of study to figure out where to place their stores, but like you some of this does not make sense. I know there are plenty of residents who are pleased, based on the newspaper report.

I'm not one to every try to stop progress, but sometimes, enough is enough. How many Walmart's do we need?

Okay Jeff, I hope I am not going to say the wrong thing. I was chairman of the chamber of commerce the year Walmart came to DeSoto. I will tell you it was an ugly fight. They wanted to plop it down right in the middle of several neighborhoods which were not considered to be low income by all means. They were good average priced homes. The city council after much, much debate finally approved  the building. The good news about this was  there was so much contraversy over the Walmart that the city fathers stuck to their guns. We now have probably the best looking Walmart in the state of Texas. The citizens were the reason. Now as chairman, I got a lot of hate mail from our citizens and some from citizens in the next city. We did need the tax revenue so the Chamber of Commerce did support Walmart coming into town. The parking lot is always full so I guess these citizens are glad it is here now. I really blends with the architecture in the area. What can I say!! I am not a Walmart shopper either because I can't stand the crowds. I have been there twice.

Jeff, the town may have gained a victory in not allowing Walmart to build, but depending on what eventually is built there in it's place, they may not be very happy in the end.

Hi Jeff, I liked George's comment above. I guess it is not impossible to do worse than Wallmart, even if it does tax the brain a bit,lol. I think it's the expression of ,It's the devil you know or the one you don't that seems fitting here. As the real estate market rebounds, there is always the possibility that they could be very spiteful in disposing of the property in a way that is not becoming to the community. They are a big retail force but they can also afford to sell it at a loss.
