Buyers...Understanding What Your Realtor Does

Recently I received a text message from a buyer thanking me for the time I spent with them, the homes provided via my email service and informing me that they had just purchased a home. My first thought of course was, what happened that they did not allow me represent them on the purchase of their new home. As I am not the only Realtor that this has happened to, I thought it may prove helpful to explain what happens when buyers engage the help of licensed Realtors and of course specifically when a buyer engages my help as a licensed Realtor.

As a licensed, full time Realtor, helping people buy and sell homes is not only something that I truly enjoy, it is what I do for a living. Therefore, just like anyone else who wakes up and proceeds to go to work on any given day, it is very disheartening to realize that after hours and hours spent working hard, I am not going to be paid in the end.

Perhaps an explanation of what I do will facilitate a better understanding of the process and work that ensues on your behalf:

1. A free, no-obligation pre-qualification meeting for you with a foremost home lender is arranged to find out now exactly how much you qualify to borrow.

2. A search of the Multiple Listing Computers for all homes listed by all real estate companies is established to make sure you know about every home or building site for sale in your price range . If you want a new construction home, we'll find the builder who has the best home for you.

3. Private showings for any and all homes you wish to see are scheduled.

4. When you find the right home or builder, we'll assist you with preparing an offer that is in your best interest.

9. Your offer is presented to the seller, the builder, or the seller's agent. We'll negotiate in your best interest at all times to get you the best deal possible.


Expenses for these services are carried by the Realtor. All these benefits are provided to you FREE of costs throughout the entire course of the transaction.


Why? Because the Realtor works for FREE until a successful negotiation and purchase of your new home. Even after the purchase, the Realtor is paid by the seller.


With all the risks resting on the Realtor, here is what is expected of you, the Buyer. You agree to:

1. Immediately seek pre-approval from a home lender if your pre-qualification meeting goes well.

2. Notify us promptly of any listed homes you wish to view.

3. Inform builders, For Sale By Owners and real estate agents that "you are working with KASI Homes"

4. Make any offer on any home or new construction through KASI Homes.

5. You are under no obligation to buy or build a home.

6. For all these services, you owe us nothing. Your fee will be paid by the builder or seller on any home that you purchase or build.
