Is the market changing?

Is the market changing? I have felt a change since the second week of January. The last four weeks have been a flurry of activity for me. The buyers have come out and are buying! Today I wrote an offer for some first time home buyers. This is the third offer we've written in the last three weeks. With multiple offer situations we didn't get our first two offers accepted. There was another house we didn't even attempt as it had over 20 offers on it! We're in competition on this third offer too.

It seems buyers are coming out of the woodwork! I have received more buyer referrals (82% of my business is referral based) in the last four weeks than in the last four months prior! I'm still working with sellers and I did take a listing today as well. J

What I feel changing is the presence of buyers in the market. I feel it personally as I'm constantly showing property to clients, but it is clearly not just a feeling. It is evidenced with properties receiving multiple offers. As I call to check availability I'm hearing, "we do have offers..."

So is the market changing? I certainly feel it. It's my speculation that there will be more sales this year. Buyers are buying. I've heard the estimates on another wave of foreclosures coming. We'll see how the new Homeowner Affordability and Stability Plan changes this, or if it does. Whatever happens, I have buyers who are looking for more homes to choose from.
