This is Eastvale's market analysis for the neighborhood at the corner of Schleisman and Archibauld. The major builder in this community are Pulte and Standard Pacific. Most of the homes were built after 2007. There is one park neighborhood that is used mainly for baseball practices during the week. Most of the properties over 4000 sqft have been snatched up by new home owners and investors alike. The floor plan is very spacious with 5 or more bedrooms, 4 or more bathrooms and on lot sized over 7300 sqft. Most of the homes have a downstairs bedroom with a full bath in addition to a powder bath in the hallway.
Pulte built most of the homes with upgrades included so that most of the kitchens have upgraded tile, granite counters and stainless steel appliances. The main desirability of the floor plans is that the ceilings are 10' high. It gives you the feeling of spaciousness. Most of the homes are positioned to obtain the maximum light exposure during the day. Pulte also built these homes with automatic air flow intake that circulates the air every hour on the hour. Pulte utilized Cocoon spray insulation foam for better perfomance and energy efficiency.
I currently have 2 approved buyers looking to purchase in this neighborhood. If you are interested in selling, contact me for a free evaluation.
