The Carmel Valley Median Home Price in 2007 was $1,000,000. This is 3% lower than 2006 and 6.5% lower than 2005 median home prices. As in most areas of San Diego County some of the recent gains in home values are being chipped away. Carmel Valley home values are doing well compared to most other San Diego areas. Even though the median home price has dropped in Carmel Valley it hasn't been a significant drop. The median home price in 2000 was $550,000 and compared to the $1,000,000 median home price of 2007 this is still a $450,000 increase over a 7 year period. Not many areas in the United States can brag about these numbers.

There were 427 Carmel Valley homes sold in 2007 compared with 437 homes in 2006, 525 homes in 2005, 614 homes in 2004 and 746 homes in 2003. Because of the location of Carmel Valley; proximity to the beach, easy access to Downtown San Diego, award winning schools, well laid out master planned community, many parks and recreational facilities and so on, it is and always will be a very desirable place to live in San Diego. The forecast for 2008 in Carmel Valley has many experts having different opinions. Some say that 2008 is the bottom while others say 2009 and 2010 will be the bottom of the market. There will be gains taken back in most areas of San Diego County and Carmel Valley is no exception, the question is how much. So for the San Diego and Carmel Valley Real Estate Markets have seen an increase in activity meaning buyers looking to buy a home or condo in 2008.
