Most Expensive Property In Del Mar, Ca. on Sale for a Whopping $76 million

Hearing all the woos about falling prices? The owners of this magnificent piece of waterfront certainly didn't get that message. In Del Mar,the old Trippett Mansion goes on the market at 3 times what it was purchased for 7 years ago.

Now you must understand for that small amount of change, you aren't getting a place you can live in. Well, not yet anyways. The inside of the property was gutted and if you have ever tried to get past the Del Mar land use regulations, it is not going to be an easy task to re-establish the grandeur of what once was.

With over 5 acres right on the ocean, the lucky buyer will have infinite views of the water with the only obstruction being the weather patterns that come in off the ocean. No worry, on a clear day, you can see forever and that is what the owners are banking on.

Surely with all the billionaires in the world, the paltry sum of $76 million will be a drop in the proverbial bucket. I would not believe getting 100% financing would be in the cards any time soon, however, unless of course they are willing to simply assign a few months of bank interest.

Anything can happen here in San Diego and usually does. I suspect the Buyer will be showing up any time now! And won't you feel like a chump for not at least offering?

Talk about location.  At that price it might be a steal!  It will be interesting to see how long that it takes to sell this property.  You will have to keep us up to date.

Hello Jon, I suspect with all the weird things happening, that it will sell. My reason for optimism is that for 5 acres of ocean front-which God decided a few years back-(about ten million actually) not to make any more of so the opportunity for the wealthy to distinguish themselves is just there waiting for them to say, "Oh, heck, why not, we can't take it with us", lol

I think that was a run on sentence, lol

Stay on top of that now and let us know how much it sells for.

Lenn, Send me the buyer, the referral fee will be awesome!!!!!!!!

The only one I can find anywhere is not good enough quality to replicate.  I can't use the one off the MLS as it is proprietary. I searched on line and nothing there. If I find my way there, I will take a picture myself.

What is the selling side commission? Is it a flat fee or a percentage? Not that I have a buyer but I can always dream.

I use to live in Solana Beach a few years back. I should have bought that piece of property :-)

William - My jaw is still on the floor.  How does one even begin to set a price on something like that?

William, the real story is the lucky buyer from 7 years ago. What a "steal."

Hi Bill, Amazing isn' it! At 5.2 acres that is approx. $14.6 million an acre give or take the million or two it will take to rebuild or build new. For those in the Billionaire category which there are a few around, owning this parcel might feel like they are buying an island. And in fact there may be an island somewhere availiable for less, :-). But islands as islands go would not have the access to the utilities and market place this property would enjoy. So in the end, it makes sense to consider it. I think it would be fun to build a mansion on it and enjoy a few more creature comforts.

Hello Alex, The CBB=2.5%

If you do have a buyer and want a referral, we can arrange that, :-) The referral fee alone would be in the range of $475,000. So keep your eyes and ears open.

Hi Marlene,

It would be my guess that the Sellers priced it, ya think?  lol

Saw this the other day, William. Looks like Del mar is going to set yet another record (the last one was almost $50M).  No buyers at this end! :)

Jeff

How many buyers are out there for this property and how is the Agent marketing it to them thats what I'd like to know. This property would definantly require a high level of marketing.

Hello Endea, I would suspect you are right. it is gooing to require some very unique and broad ranging marketing. i would expect , expensive as well.  I would bet there are perhaps at bestt a few hundred possible buyers but that would narrow down to may be a couple. And trying too reach them to let them know it is available would at best an awesome task.

Hi Jeff, I would guess that old record will be broken eventually. I wonder if Donald Trump , Bill Gates or even a frequent visitor like Warren Buffet is interested? :-)
