One million reasons to live in Encinitas, Ca 92024

As a Realtor resident of Encinitas, California 92024 and a San Diego native, I feel incredibly fortunate to live and work here. Each day I awaken to the sounds of the sea and crashing waves at near-by Moonlight Beach, which in turn motivates me to go for a brisk morning run in preparation for each day.

Running through the Village and Coastal streets, I notice lots of real estate activity. Curiously, I went home today to review some of the properties I observe along my daily runs. I love to stay current with the inventory of homes in my area.

Since most of these homes are over $1,000,000, I decided to focus this report on homes in that range. This is what I found in the local MLS as of Monday, June 8, 2009:

Currently, there are 142 active listings over $1M in Encinitas from the Coast & Leucadia to Olivenhain. The average days on market are 93 and the average list price is $2,145,400. That seems like a lot, when you consider...

There are 17 pending listings over $1M in Encinitas from the Coast & Leucadia to Olivenhain. The average days on market are 66 and the average list price is $1,534,261.

In the past 6 months 29 properties have closed escrow over $1M in Encinitas from the Coast to Olivenhain. The average days on market were 65 and the average sales price $1,599,741.

Of the 29 properties that closed over $1M there was only 1 bank owned property and 1 short sale, 26 were private sellers, and there was 1 new home sold. Of the 29 sales 19 were financed and 10 were purchased with cash.

Of course, there are hundreds of properties in Encinitas under $1M as well, with condo's starting around the $200K range.

The village of Encinitas is a serendipitous mixture of old world, retro and new age culture with loads of eye catching shops and restaurants to hold your attention. It is one of my favorite coastal towns to live and play in.
