Why You Should Purchase Your Next Home in Hemet, California

Dear David,

hemet area information Thank you for contacting me about your interest in relocating to the Hemet - San Jacinto Valley. I am certain that you will find that you have made the right choice. As an area resident for over 20 years, I can provide the information and tools you will need to make an informed decision about purchasing local real estate. With so much to consider, you may find the process of finding the right home and the right loan a bit daunting at times. Let me assure you, I am here to help and will be your guide through the entire process. Together, we will find the right home for you.

I would like to review the information that you provided earlier to make certain we are headed down the right path:

  • You were discharged from the Army last year
  • You have $10,000 in savings and a salary of $35,0000 with no debts
  • You would like to purchase a condo
  • What are the options in Hemet-- Is a single family home out of the question?

Based on this information, a condominium may be your best choice. Although a single family home is not completely out of the question, we must weigh the costs of maintenance, additional insurance and quality of life between the two. We may find a single family home priced near that of a condominium yet, the additional expense of owning a single family home may strain your budget. This is something that some buyers do not consider until it is too late. We will talk more about that when you arrive. Rest assured, I will guide you through the process of determining which option may be best for you.

A loan is something that we should investigate in advance. By having a loan in place, we will be in the best bargaining position. Have you been in contact with a lender? If not, I have included the contact information for 3 local lenders that understand the local market. These lenders are also familiar with VA lending and CALHFA lending programs that, as an Army veteran, may be the best choice. Each of these lending programs offer unique benefits. I am not a lender and can not explain to you all of the details. My goal is to focus on your needs in a home. These lenders can provide the expertise and information you will need to make the right choice. With your permission, I will forward your contact details to each of them as well. By working together, we will find the right loan for you.

All would be good choices considering your needs. All are located near area shopping restaurants and have beautiful views of the surrounding mountains. Some brief highlights for each are:

AH..one more thing.  Am I right in that your client is a first-time homebuyer?  I ask because based on his income and assets, it looks like he's a good candidate for the Riverside County First Time Home Buyers Program from EDA.  This could be a contribution from the county of up to 15% that is FORGIVEN after 15 years...pair that with a CalHFA first trust deed and the CHDAP closing cost assistance and this guy is going to get a lot of bang for his buck.  Especially good is that he kept his debts low...the county program is strict on keeping a 40% debt ratio, maximum.  Of course, only a direct lender who is certified for the program can do it, hint hint.  Thanks for the referral! ;)

Ann:The chicks  are sooo cute. HOT little devils they are. I built a hut, as a civic project with the help of local college students, to keep them cool. I think their mother was eaten by a crocodile or something. Now, the chicks go from door to door in the cool of the evening looking for handouts and a little companionship. I will post pictures after the contest. ;) I thought I would get more mileage from the offensive and discriminatory: "A single mans dream home" than the chicks. Almost forgot...THANK YOU!

Chris,  Looks great, but if this is for a contest, I'd like to point out a minor typo when talking about property #3 - the word "p00l" I believe has a pair of zeros instead of lowercase 'o's...or maybe they are uppercase 'O's - not a big deal, but for a contest - go ahead and make the correction then delete this comment so the judges don't see it.
