Home buying in the High Desert. No rhyme nor reason

Every day I like to spend some time going through the new "Pending" listings in the local MLS to spot patterns or try to see where the real estate market seems to be heading today. Every day I see the same thing, a couple of houses selling for prices that are out of line for the current market. It happens in Apple Valley, Hesperia, Victorville and throughout the High Desert. Why is this? I have my theories and I developed these after talking to agents from "down the hill" who called on listings but were only concerned with commission percentage (3% offered in MLS, they asked for 4 or 5%). Its a shame more buyers are not looking for local agents to help with the buying process, maybe then we wouldn't hear our sellers say "that house is smaller and older than mine, they wanted $40,000 more than I want. You said my house is priced right for our market, how come that house sold and nobody even looked at mine?" More buyers need to find out who the agent is really working for, the client or himself.

I am starting to notice this in our area also. Utah is a hot market right now so we a getting a lot of out of state buyers that don't know the market or the area well so they buy a home in a lower priced area for a price of a home in a higher priced area. It's agents that do things like that, that give the honest ones a bad name.

Greg, I talked with Rita today, she had a listing appointment or maybe a pre appointment with a client that said bring it all over and we will list with you!  Well the wife was home and the husband was not. Rita did a fair amount of work and the husband said that is good and then proceeded to ask for the agent down the hill that sold him this house to help him sell it again and then I guess find one down the hill. He is a commuter.  Ouch! All that work and no reward.  I told Rita, next time bring a contract and sign the wife, you only need one to list and then two to close.
