To Agents Who Work Mainly With Buyers!

I am a Qualified Buyer's Agent however I focus on servicing Listings; marketing, staging, selling. Therefore I know first hand what it takes to be a Great Listing Agent and being so I Know how Important showings are to our Sellers.

A "Professional" buyer's agent will choose the BEST listings to show a buyer until they understand exactly what the buyer is looking for...Not 25 homes hoping they will land the right one...

Example: If they are looking in one particular development and there are 12 listings of the same model you Should Not make appointments at more than 1 of the same model, only the best of that model, then you know if they even can live with that floor plan. As a normal part of my business I "open" our listings if the client is not available to do so. By opening I mean turn on the lights, open the blinds and add a bit of staging. When I receive a phone call from an agent wishing to show our listings and I go and prepare those listings, Or by chance our Seller prepares and leaves the home for the showing and ifPOOL AND CLUB HOUSE the agent and buyer never show up that is IN-EXCUSIBLE and very UNPROFESSIONABLE!

Any time you do not make it to a property that you called on You owe it, as a Professional, to call the listing agent OR seller and let them know you will not be able to make it.

We can't begin to tell you how many "unprofessional" agents call make arrangements and never show.

It seems to me that the system is broken and perhaps the easy internet access is a part of it. Is it down grading our Professionalism as Realtors? Making it too easy for unexperienced agents to give our business a bad name? Let me know what you think!
