La Mirada Foreclosures and Short Sales ~ La Mirada Home Sales

Home sales in La Mirada include a substantial number of short sales and some foreclosures, yet not unlike many Southland communities. The City of La Mirada is located in Eastern Los Angeles County and borders Orange County to the East. The city is known for many things, it's home to Biola College, attractive neighborhoods and well kept streets, along with (among others) beautiful parks. As a long time Realtor in the community it's always been a place I've loved showcasing.

Here's a snapshot of the La Mirada real estate market for mid-October 2010.

Currently their are 123 La Mirada single family homes for sale:

• Almost 40% of those homes are identified in the So Cal Multiple Listing Service as a distressed sale, i.e. short sale, pre-foreclosure (notice of default/foreclosure has been filed with the county)
• Of those the average asking price is $369,100 for 1,500 square feet.

When it comes to condo sales, La Mirada has a relatively small number of townhomes/condos within the city. There are a total of 15 condos currently for sale in La Mirada:

• 87% of the condos for sale in La Mirada are identified as a short sale, foreclosure in progress or bank owned.
• Average asking price for a 2 bedroom, 2 bath condo, just under 1,000 square feet is $196,400.

A few fun facts about City of La Mirada:

• La Mirada is 27 miles east of LAX ~ Los Angeles International Airport ~ Los Angeles, CA
• La Mirada CA is 10.5 miles north/west of the "Happiest Place on Earth" Disneyland ~ Anaheim, CA
• La Mirada population is by last count around 48,000. The most recent census will most likely reflect new numbers some time soon.
