Lake Forest Opportunities Study: I attended the community meeting earlier in the week regarding the development that is coming to Portola Hills. Overall there has been a reduction in the amount of development (about 18%) that will be happening in the area and nothing is finalized but they are getting close.

The Portola Center will be built on the vacant land from Oakley up Glen Ranch down towards El Toro on both sides of the street. The proposed development will consist of 930 units, 40,000 Commercial and a 40 acre Sports Park.

  • North on Glen Ranch (below Jasper Hill) will be an 84 Single Family Residences.
  • South on Glen Ranch (below Malabar) will be Single Family residences and then below Glen Ranch will be a mix of Condo’s and Mixed Use Commercial and Apartments in a town center environment with a small park The town center will be similar to the town center in Ladera Ranch.
  • A new 40 acre Sports Park will be one of the first things going in and it will be located towards the 241 and Portola.
  • Regarding Portola Elementary School, the developer has advised the district they will anti up over $2m for enhancements. The details have been sent up to the State and are waiting final approval. (see -Saddleback Valley School District for updates)

The Lake Forest Planning Commission will be holding another public hearing scheduled for 4/24 and June 3rd at the City Council meeting.

Estimated building to start in 2010 but that of course depends on the final approvals and the market!
