Nice presentation on market conditions for Downtown Long Beach.

Laurie.

Very interesting.  The decline from 2006 is really quite dramatic.  Rather like my market.  Homes still selling.  Home prices still going up, albeit very little.  But, the numbers of closed sales is almost half from recent years. 

THAT is what is so price sensitive in my market.  Folks just will NOT pay the prices.

Laurie- We are seeing prices and sales  volume decline all over So Cal.  What is interesting about your market is that prices are still affordable when compared to other cities in our area.

Downtown Long Beach has been one of the most affordable sections in Long Beach.  It is a great place for a 1st time home buyer to find a really good starter home.  With buyers looking for more affordable housing the numbers in this area really should be higher.  It is my opinion that todays buyers are seeking to purchase property that was out of their reach until now, at a price they can afford.   Buyers today want move in condition at a price they can afford.

Long Beach has always been the most affordable beach front property in Southern California, perhaps anywhere.  Hopefully this will all level out soon.

Laurie, a couple of the houses in the picture at the top almost look more like houses that you would find here in New England, then what you would expect to see out West.

Ana, Thank you, we have all ranges of pricing here in long beach.  Currently there are some $4 million penthouses available - get this, not even on the beach.  

 

George,  I am very familiar with New England, I used to ski at Killington and Mt Snow all winter long.  You are right, the homes are very similar.  Perhaps because the same German "CRAFTSMEN" built them all years ago.  They really were masters, these homes are still quite regal.   I love historic homes!   These homes are from the Willmore City Historic District of Downtown Long Beach.  

 

LaShon,  I have been building these on the backend of my website and copying them to a file on my puter.  I am technologically challenged, there are others on AR who could probably tell you how easy this is to do elsewhere, I struggle with the puter stuff.  Now the internet and Google are another story.

Your market report is FABULOUS!  Definitely top-notch.  Now I see why so many people talk so highly of you on Active Rain.  I think this is the first report that I'm giving a 5 to.  Why couldn't I find this while I was looking at market reports to study for comparison while trying to do mine?  I know now to just put your name in for inspiration.  Thanks.  BTW the consumers in Long Beach are very lucky.

Laurie, my brother-in-law (alas, his name is Joey also) lives in downtown in a historic home.  He bought it about 5 years ago and began restoring it...it's just beautiful.  Next time I'm around there I'm going to have to drop in your office and say hi...if that's okay?
