Nichols Canyon is an area that I consider to be somewhat of a hidden gem as compared to other neighborhoods in the Hollywood Hills. Located off of Hollywood Blvd between Laurel Canyon (the turn off is right where Crescent Heights turns into Laurel) and La Brea, Nichols has a very woodsy, natural vibe right in the epicenter of the West Hollywood/Hollywood area. For those of you who are new to the LA or don't spend your time looking at real estate all day, this is very much a residential section of Hollywood Blvd boasting Palm tree lined streets with large homes and well kept multi family dwellings. Today's Hot Prop is located on a quiet, private cul-de-sac just off of Nichols Canyon. Often when you live in the canyons, you end up sacrificing additional street parking for the beautiful views and scenic location. What is special about this listing is that you have all the benefits of living in the hills, while being situated on a wide street with sidewalks in an "enclave of period architectural homes".
The house itself is mid century all the way and truly captures the essence of canyon living. Upon entry, you have an expansive open floor plan. From the front door facing back, you are hit with walls of glass that lead to a small, low maintenance backyard "zen patio" (for lack of a better word). It's the perfect place to hang out, lay out, or entertain without the upkeep of a large yard. Getting back to the interior, the floorplan is open, bright, and well proportioned. There is a large living room with a designer done fireplace that is connected by a galley style chef's kitchen leading to an expansive dining room. On the other end of the house is a cozy TV area/den with built in cabinetry to enclose a small TV and AV equipment.
One of the things that struck me was the color pallet made up primarily of earth tones. The hardwoods are a light pine-esque color, complimented by a muted shade of green. This theme is carried out throughout the house within the built ins, Sub Zero fridge, and cabinetry - all of which blends in perfectly with the walls of glass and dense landscaping creating a true indoor/outdoor feel.
I think this a great value at $1,099,000 and an even better one at $999,000. If you are looking for country living in the heart of the city, this is one not to miss.
