Another inventory challenge for Orange County, CA, which is a positive for the seller. The inventory hit a low not seen since 2006 down 371 homes in two weeks total of 9172 homes for sale. Many seller's take their homes off the market during the holidays,which could to cause a drop in inventory at the end of the year.
However, have you ever though about what that means to the seller who stays on the market. There are fewer homes for the buyer to choose from and their home is more likely to be shown. Fewer showing do occur at this time of year because few people have time to just look at homes for fun. Only serious buyers are out looking for a home.
With that in mind we also know that the relocation buyers are more plentiful at this time of year. Often the executives are relocating due to changes coming in the new year. Those buyers are not looking for a short sale because they usually need housing immediately.

A seller will have to take into consideration the number of sellers that will wait until after the first of the year to come on the market. It will always be a larger number of people because of those who decided to come off for the holidays, those who wanted to come on in December but thought there were to few buyers to make it worth while and those who would have naturally come on the market in January.
So as you can see the inventory challenge is a positive for those that are on the market in December.
