Yes I read the letter and your Buyers sound like wonderful people but the seller accepted another offer. This was a little bit of a short conversation I had with a agent last week as I had to inform her that her clients were not the highest offer in a multiple offer situation on one of my REO (real estate owned) listings in Murrieta California. She wanted to explain why her clients should have gotten their offer accepted.as they really wanted this home and are good people but I reminded her of the multiple offers and it was no BS as I only send that notification if it's true.
Sounding a little like my dear departed Dad may I say "Back In the Day" we presented offers in person to the sellers and their agent. That was the time to let the seller know a little bit about your buyers and try to make a connection to get a little more consideration for your offer. I even got an offer accepted once in 1988 because the seller and I were from the same small town in Tennessee and they were moving back there. Those days of presenting offers in person are pretty much gone and nowadays many agents take time and effort to write out a Bio on their clients, I respect that, but when making an offer on a REO property you the buyer have to remember the seller is an institution and their only concern is the highest price in the quickest amount of time possible.
It may be in-personal as far as feelings go but don't feel alone as they don't have feelings for me either. It's all business and how well they are doing business is reflected in their bottom line. This particular agent asked if I read her cover letter to the seller and didn't understand when I informed her all offers are reduced to basics such as price offered, buyer costs to be paid by seller,home warranty etc on an online platform we use to work with our banks. Impersonal yes, efficient yes, feelings no.
If you are a buyer for a home in Murrieta Ca or the surrounding cities take into consideration who the seller may be on the homes you are looking at. All sellers want the highest price possible but not all sellers are created equal. Some have no feelings at all and will only look at the bottom line so make the best offer possible to get your offer accepted.
