Will My Offer Get Accepted?

So you have decided now is the perfect opportunity to purchase a home as the prices are down and the interest rates are favorable and with all the bank owned properties, REO, on the market in the Murrieta, Temecula, Menifee Valley area of California all we need to do is pick one, make an offer and call the moving company. Wrong!!!

All of those statements as to price, interest rates and number of REO's are true but the fact of the matter is there are many people such as you competing for the best properties and the banks are receiving multiple offers which they must choose what they consider to be the best one and it's not always the highest priced or cash offer that gets accepted.

As an example this past week I had a client get his offer accepted from a pool of 14 offers, yes 14, and his offer was not the highest but the way it was written and documented caused his offer to rise to the top and get accepted and he will be calling the moving company because he is moving in 30 days. Meanwhile 13 families are starting the process all over again hoping the next offer they make will be accepted. Will it?

The offer needs to be written and structured in such a way that the bank can completely understand the offer, be assured the buyer is serious, know that the buyer understands the banks terms of sale and can close on time.This is but a few of the things that need to go into an offer on REO properties and all offers are not created equal and the knowledge of the real estate agent can make or break the offer.
