View in Newport CoastThese days Pricing Your Home To Sell Quickly is critical! I just recently had a listing in Newport Coast and I priced it higher than other agents had suggested to my clients. It sold the first day on the market, with multiple offers! My client was impressed, and I was excited! On the other hand the neighbors are having a fit!!!!

Why is it that some people just don't understand the market? It could be because they don't realize that what some Realtors tell them is not always true. It could be because we all think our homes are worth more, even myself. My home is on the market and I had one of the most conservative Realtors in my office price it for me. I did not want to be an over priced seller. I believe in pricing your home to sell quickly is critical!

Pricing a home to sell is a marketing strategy. This is what I did with my listing. I was hoping to get a bidding war or an offer for more than asking, but obviously the buyers dictate the value. What I want a listing to sell for or what a seller wants, is not always the value of the home. It doesn't matter what a home sold for last year around the corner, this is today! It doesn't matter what a seller paid for 5 years ago. The only thing that matters is the market value. Market Value is what a buyer decides what he is willing to pay and what a seller is willing to accept. That's it!!!

When an amazing home comes on the market at a good price, people will be competing for it, but it doesn't mean they are going to over pay. Especially not these days.

Please be open minded, and if you are considering selling be sure to speak with an honest Realtor, I hate to say it but some are not.
