WHERE DO WE EAT!!!

We Staged a beautiful home on the Golf Course. It was an occupied home and when we went in to preview it there was no place to set down and eat. There was a low eating bar in the kitchen with no stools, very small. Since there was no kitchen eating area to put a table and chairs and no formal dining room in the home we let the client know we would like to create one.

She said we have this area in the living room that we can show as a place to eat. (See the before living room/dining area below) We expained with a 3 bedroom home that the potential buyers for this home would probably be a family of 3 or 4. She said we are a family of 5 and don't use a table and chairs. We explained that it was fine for living but we would like to create a diffentent look for selling. She agreed after we let her know she would probably get a better return on her investment by creating another room.

She had a chandelier put into the living room and we brought in a dining table and chairs and some end tables and a coffee table and slip covered a sofa and chair from her family room. We added Artwork, plants and accessories. She took our recommendation for a paint color and had the room painted. So now the home had a living room and a dining room and no question in anyone's mind "Where Do We Eat".

The house sold in 21 days for full price offer and that was a 100k more than the bigger un-staged home down the street that was also on the Golf Course.

Lori,  Thanks for the compliment.  This home was a 70's home and we tried to bring it into the 2000's.  At first our client was hesitant to make any changes, but when it was done she said she wished she didn't have to move now.

Linda, Great job.  Adding the dining room was definately good call and that "sold" status proves it.

Janelle,  Our client had a hard time with the transformation at first...she had been living that way for quite a while.  She loved her big living room and when it became half the size it was hard at first.  As Stagers we just need to keep reinforcing "the way you live in your home and the way you market and sell your house are two different things" and then just keep talking about their new house!

Very nice transformation Linda! By adding the chandelier over the dining room table, buyers see it more as a dining room.

Luci,  Thank you.  Yes this house really needed a dining room.  It was on the golf course and really needed to have an entertaining area to eat.  I was really surprized it didn't have one when I went to preview it.  Thanks for your comment.

Well Linda, you had quite the vision for this space! And you also had the ability to present your ideas and work past the skepticism; to the benefit of the seller (and buyers...who now have a dining room!) Very nice.
