Here are the market statistics complied from the MLS for the month of September for Oceanside, CA (I report these every month for the communities I service along the coast in San Diego County).
The Oceanside real estate inventory has dropped for both attached and detached homes from August. However the total number of sales in the last 6 months also declined a bit as compared to the stats at the end of August. Prices are about the same, with a small decrease in the median price for detached homes from August.
The absorption rate crept up by about a week for both types of homes as compared to the end of August. The median price was the same for attached homes but dropped about .4% ($2K) for detached homes.
Keep in mind this is only 1 month of data, and one cannot draw firm conlusions from a limited sample, but rather you should watch the market on an on-going basis to understand what is going on. Eeeek! I didn't know O-side had a 6 month absorption rate. I'd be curious to know what Vista and San Marcos stats are.
