Sun City Palm Desert, the first of of the desert’s two Del Webb communities in the Coachella Valley, debuted in 1992 and finished selling in 2002. Located off Washington Street north of the 10 freeway about 15 miles east of Palm Springs, the active-retirement community is designed for adults 55 and older and is a veritable mini-city of almost 5000 homes and 9,000 residents (a third of whom are seasonal residents).
Although it’s technically in an unincorporated area, the community draws its mail through the Palm Desert post office and incorporated that city into its moniker. The development is in the shadow of the Little San Bernadino Mountains and Indio Hills, and the 13,000-acre Coachella Valley Preserve–one of my favorite hiking areas—is only a few miles up the road.
The dynamic development boasts three clubhouses, 27 holes of golf, 80+ social clubs, four restaurants, indoor and outdoor pools, lawn bowling, two gyms, 600-seat ballroom/theater, and its own magazine.
The par 72, 36-hole golf course was designed by PGA Tour players' Billy Casper and Greg Nash. The club is divided into two courses: the San Gorgonio (6,669 yards) and the Santa Rosa (6,720 yards).
Active-retirement communities offer a country club lifestyle at an affordable rate. HOAs are only $225 and cover the guard-gated entrance, security, common-ground landscaping maintenance, clubhouses and fitness facilities, cable TV, trash, etc. In other clubs throughout the Valley, monthly HOAs are $400 to $600 for commensurate amenities.
