Best Time to Buy in Three Years???
C'mon Nic, you're just saying that because you're a real estate agent and you want me to list my house! Let me give you the facts of what has happened the last 3 years and what has happened the last 3 months. I noticed the downturn hit when I listed 325 New Hampshire back in June of 2006. We started at $660,000 and ended up chasing market down to $585,000. The same thing happened with 218 Massachusetts which I listed in June of 2007. We started at $549,990 and ended up chasing the market down to $460,000. Then in September of 2007, I listed 625 Bunker Hill Circle. This property was listed at $545,000 and ended up selling for $510,000. I actually witnessed the end of the "downturn" while listing 601 Valley Forge Drive. This home was listed in December, 2008 for $525,000...after several price reductions (chasing down market) we ended up entering escrow at $440,000. The home fell out of escrow BUT when I put it back on the market, there were FOUR offers in the span of 3 days! Some were even ABOVE asking price. Most recently, last month in June, I listed 354 Pennsylvania for $499,000. We had TWO full price offers the first two days it was on the market. There were a total of 4 offers on the property before the owners selected an offer. We have gone from "decline" to "devine." This is a huge opportunity with low inventory and 47% of the homes on the market in Placentia are in escrow. Don't waste the opportunity to capitalize on the extremely low inventory and high buyer demand.
