"Do you happen to have any tips for a Newbie Real Estate Agent?"

he asked me in earnest. He said he was out talking to prospects but wanted more insight from a Pro! Well I am honored to be considered an expert -- not sure that I'm a Pro BUT I do like to spout off my opinion! So here's what I recommended to "NEWBIE" real estate agent:

You are doing the right thing, getting out and meeting folks! I would suggest to start learning your inventory by going to the MLS meetings & Realtor caravan every week. Go to a few if you can. This will help you be knowledgable about your community and also instill confidence. Also you will get to know the top producers in your area, and will learn from them too.

To get clients, you need to start developing a pipeline of leads. In this business, the steps are:

  1. Capture leads
  2. Incubate those leads
  3. Convert those leads into clients

So it's a 3-9 month pipeline process. Your results today are due to your actions 6 months ago. It's a long-term relationship business.

So to start capturing leads, here a few things you can do now:

1) develop a farm area (1,000 homes)

2) keep in touch with your sphere of influence (your database of contacts)

3) join a networking group

4) go out and meet people where they are (events)

5) hold open houses (if you don't have any listings, ask a top producer if you can do one for them)

Commit to meeting 3 new people per day, wherever you are. Give out your card, get their info if you can. A great contact database is a must! I recommend TopProducer or ACT, but there are others too.

You're off to a great start; just continue your ACTION and the momentum will gather as you go. You'll soon become unstoppable!
