Multiple Offers

Right now in Ukiah Real Estate, there are lots of multiple offers happening in the lower price ranges. If the home has a decent location, is priced reasonably well and is under $300,000, you are probably going to get into a multiple offer situation these days in Ukiah Real Estate. Strategy in negotiation is very different when writing an offer that is competing with other offers. When you are writing an offer where you are the only one, you will likely get a counter offer if it's not accepted. When there is more than one offer, it may be your only shot. If you offer less than you are willing to pay at first, the seller won't know that and may choose another offer without giving you a second chance. Of course, you don't know what the other offer(s) are and you are shooting in the dark. I always advise my clients to give it your best, when we know there are other offer(s) in Ukiah Real Estate.

Another difference between an offer which is the only one on the table and one that is competing is simplicity. Asking for help with your closing costs; asking for appliances or a home warranty, my be fine if you have the only offer. It may not be the best idea if you are competing with others. Don't put anything in the offer that is not reallyimportant. That item might be just the straw that tips the seller to choose another offer if they happen to be similar otherwise. In writing multiple offers in Ukiah Real Estate, the opposite applies too. If you are aware of anything that might add a little extra to your offer, be sure to put it in. For instance, if you think the seller would like a little extra time to get out of the property after the escrow closes, add that in. If you think a large deposit might possibly impress them, increase it. Get creative and you'll have a better chance of winning the house you really want.
