HIGHEST, AND BEST! What a Joke!

I've been submitting offers on behalf of my Buyers, and we're offering Full Price, but before I submit my offers, I always call the Agent and ask do they have other offers, and are they within Range. And I know we can't know what those offers are, but understand they question I wasn't asking what they were I was asking were they within range. It's yes or NO.

The funny part is when the Reply, Please Send us your Clients Highest, and Best, The highest and Best is what I just sent, Remember we're in Real Estate, if the offer is to Low Counter, if not stop wasting time, and when the offer you except falls out of escrow, I always get this email, Is your client still interest in the property.

There's too much Opportunity to be waiting for a Highest, and Best Email, Agents get a grip we're here to close deals, Banks are taking to long to respond, or is it the REO Agent that's holding up the process. that's my thought give your opinion. thanks.
