Good thing that home was in Ohio because if it was in California there would have been an additional 5 disclosures that would need to be signed....it's actually an old story, the purchase of this home, and one that is only worthy of discussion in the sense that buyers today are also penalizing homes that are on busy streets, have power lines on or near them and are in poor condition...
Obviously these items are not the same as purchasing a former murderers home but one must keep in mind how these external influences affect the value of a property...
Back 4-5 years ago power lines were not the deal they are today...today most people say "not interested"....even at a steep discount....so what do you do if you are trying to sell your property with high power lines in the back yard? Well....you either discount or wait until the market is hopping again and it is not as big a deal....you will be taking a discount that is for sure...the only question is "How much"....
There are many things that affect the value of a property....busy streets....power lines....special taxes or assessments....bad neighbors....and a host of other things.
Taking into consideration these items and more help the aware buyer to make an informed and wise decision on what is for most the "Largest investment" you may ever make....your home....
The guy who bought Jeffrey's place might have thought he got a steal back in 2005 when he picked it up...imagine now what it is worth and with the stigma attached....probably would be lucky to get $200k for it today!
The new owner was quoted as saying "Most People would Kill for a deal like this".....and so it was....Just kidding....
Regards
Richard
