Throughout the month a property manager wears different many hats. I often times feel like the Police officer in a small town in rural Wyoming that plays the role of the police officer laying down the law. I have to verify rent being paid, and when its not, I post notices of non payment. I track down the rent and use the power of the law. Secondly I put on the hat of the volunteer fireman in this small town. I manage maintenance calls and put of the flame. Damage control is very important in this business because you cannot always prevent a disaster from happening, but it is how you control the flame that sets you apart from other managers. The next hat we use is a financial advisor. Not in the sense of a real advisor dealing with stocks, bonds, mutual funds, but one that understands your investment in a rental property, and works to protect your investment as if it was my own rental property.
The final hat I wear is that much like a mediator in a court room hearing. Where as, before any matters are seen by a judge and create a trial, I try to mediate between owner and tenant. This process starts by being a good trustworthy property manager. The truth always will prevail, and so if I can prevent a trickling rain from becoming a flood by being a decent manager with the right morals and knowledge to prevent disasters, then maybe this small town will only need a property manager, not a policeman or fireman.
