HEY! "ABC Company", I didn't get your internal memo!

There is a real estate brokerage in my area, which shall go nameless for now, which has TWO canceled listings in my neighborhood. Or, at least they are canceled on the MLS.
However, the signs still remain, and both have been up for more than 60 days after the cancellation...

Two canceled listings, by two different agents. Maybe I should go knock on the door and offer my services at a greatly reduced rate, thus poisoning the well for you! After all, there is no contract, correct?
Otherwise, I'm sure you would have followed MLS rules and truly taken the house off the market...

I'm not sure which agent came up with the idea first, although since you both work for the same brokerage, and are playing the same game, I would have to assume there was some sort of internal memo that was circulated, as it is just too coincidental that you both swere "thinking outside the box" on this stunt.

What gets me is that when I am through showing my clients houses, they happen to cruise by and see your signs, and call me wondering why I did not show them those particular houses... They are curious, and suspicious as to why I am hiding those homes from them... I sense they begin to distrust me...

Now, I have to explain to them that not all Brokerages are truly ethical and play by the rules...
I further explain that these homes are off the market, and their owners probably do not know that they were canceled, but the agent was just trying to get the days on market reset to "0" after a 30 day period to make it look like a fresh listing. I need to ask: "Are you really working in the best interest of your client?" Do you really think you have invented something new, a new gimmick to market property?
I don't think so.

Further, I get really pissed when another agent makes my job more difficult... I don't mind competition, but I really despise some other agent thinking they are so clever, so shrewd, so untouchable, that they think they have thought of something new, when in fact the issue at hand here is a rule that has been in place for probably more than 50 years...

One agent has even had the audacity to hold an open house the past two weekends. Folks, that's all they are doing is waiting for that sign call so they can double end it (allowed in California)...

Please send me the memo you got from your broker or office manager... I need some hard evidence, or else I am going to think that you think the rules do not apply to you, or your office! You've just shown to the whole real estate community who cheats at this game.
