Stanislaus County Home Buying - But I Saw It On The Internet!

If you are thinking about buying a home in Stanislaus County where would you start looking? If you areCall Jim Patton At 209-633-2839 like most people (nearly 90%) you are looking on the Internet. Of course if you are not part of the majority and are not looking online for a home you probably aren't reading this either so you are on your own.

Everyone knows that you can find anything on the Internet. There are dozens and dozens of real estate websites just full of information on buying, selling and finding homes. I have seen a lot of them. I have even gotten calls and emails from people who have seen my listings on some of these sites. That's a good thing right? Well, yes and no. Let me explain.

Most of these real estate websites pick up listings from the Multiple Listing Service (MLS) that we Realtors use to show other Realtors what we have for sale. We as the listing agents have control over these listings on the MLS and can update them as needed. We can change the status of our Stanislaus County Homes For Salelistings when we have an accepted offer. Unfortunately these other websites don't do a very good job of updating their listings. Just today I received an email from someone that found one of my listings on a real estate website and wanted more information. Unfortunately (for her) the home is pending. I checked on a few of these websites and all of them showed the home as active. I checked another website (alphabetically it would probably be the last one) and it shows one of my listings that has been off the market since February of this year as still active.

So what should you do if you want to find a home? You should call a Realtor (how about calling 209-633-2839) and ask them what is available. The Realtor is going to want to know what it is you are looking for so he should be asking you a few questions. We Realtors, have the most up to date listings available. We are not going to send you listings that are not available or that don't meet your criteria. You won't have to spend hours searching the Internet just to find out the home you love is not available.

Any Realtor should be able to set up an MLS search for you. Most MLS searches will send you daily or even more frequent emails of listings as they become available. If something falls out of escrow and fits your search criteria you should be notified of that too. And the great thing is you don't have to go out searching, it comes directly to YOU.
