short sale APPROVEDShort Sale Approved! Another late Listing-Sale Date was very close..Sellers came to me about 21 days before the Sale Date. They had been turned down for the HAMP program, had all financials in hand, and asked me to see if I could short sale their home?

A strange turn of events, because this was the second Seller in this situation in 2 days...different Lender, however. This was a Wells Fargo. I like Doing Short Sales with Wells Fargo as they seem to be quite organized and ready to come to fair numbers to close the homes.

I listed it at a FMV less about 10%, got alot of activity and multiple offers. Seller accepted the one that worked best for him and the Lender..TERMS are huge. We countered at Full Price and the Buyers agreed. Submitted, with all docs as we are supposed to, sale date moved and Short Sale Negotiations begun!

Received Approval Letter yesterday and COE is scheduled for 30 days. Total Days from List to Approval: 63

Just because you are late to the table with your Short Sale doesn't mean it cannot be CLOSED!
