1. There is less competition for Buyers towards the end of the year.
2. Winter prospects typically are more serious buyers.
3. One of the highest ratios of "Listings Sold" to "Listings Taken" occur during this time of the year.
4. December is oftentimes the biggest "closing" month. Now is the time to list to "capture" that market.
5. You may have fewer actual showings, but more qualified and motivated buyers.
6. Corporate Transferees, who need to buy a home now, can't wait until spring to purchase.
7. For tax purposes, many will need to conclude their purchase before the end of the year.
8. Buyers with children want to be settled before the start of the next school year.
9. With oil prices reaching almost $100 a barrel, the mortgage industry meltdown, questions about where the real estate market and interest rates might be headed, all lend to different dynamics that might suggest that now may be the best time to list your property.
No crystal ball here, but definitely food for thought...
