During September 2011, 90 residential properties closed escrow. The average sale price was $179,396 and the average days on the market were 158. Thirty-five and a half percent (or 32) of the residential properties that sold were bank owned and 13% (or 12) were short sales.

Seventy-eight (78) residential properties went under contract during the month with an average list price of $190,076. Distressed properties accounted for 44 % of the properties that went pending in September.

As of 10/7/2011, there were 621 active residential properties on the market with 38% of homes priced below $200,000. Distressed listings (REO =8.8% and Short Sales = 15.45%) are twenty-four and a quarter percent (24.25%) of all active listings.
