Santa Clara County, Tax Collector’s Office has mailed 2011-2012 Property Tax Bills the second week of October. The property tax bill is paid in two installments both have grace periods to avoid penalties & fees.
The first payment installment is due November 1st. However you can pay until 5:00 pm December 10th, 2011 without penalties or fees.
The second installment is due on February 1st, 2012. The grace period expires at 5:00 pm, April 10th, 2012.
After either grace period the penalties for delinquency are 10% on date of delinquency, plus a $20 fee. If the taxes are not paid by 5:00pm, June 30th, 2012 then the unpaid current secured property taxes will be enrolled on the Defaulted Master Tax File. A $30.00 redemption fee is then immediately added and the delinquent bill accrues additional penalty of 1.5% a month until paid.
Property taxes are tax deductible. If your income will change significantly between 2011 and 2012, it might be more tax efficient to pay both installments in 2011. Consult a tax professional to understand what is best for you.

1. Online: go to http://payments.scctax.org/payment/jsp/startup.jsp
2. By mail: Write your check or money order payable to the Santa Clara County Tax and don’t forget to include your Assessor’s Parcel number (APN).
