Understanding Short Sales & Foreclosures For Buyers in Santa Cruz County

I am a Santa Cruz, Ca real estate broker for the past 20 years and manage my families brokerage. A large portion of the questions that i get asked on a daily basis have to do with short sales and foreclosures. This market segment consists of about 40% of our 450 annual closed transactions. It is not uncommon for a buyer to be in the middle of a transaction and have a lot of questions and concerns that do not adequately get addressed. It is important to understand the advantages and disadvantages of both short sales and foreclosures. Every transaction is different, alone with property condition/issues and buyers specific needs.
