If you have been thinking about buying a Stanislaus County Home I'm sure your have heard that "nobody buys homes during the holidays." "Nothing sells in November and December." "Wait until after the first of the year to buy." I have one thing to say about that: DON'T BELIEVE IT!

While it may be true that sales do slow down the last couple months of the year I think that it's a great time to look for a new home. You might be asking why I think that. First, a lot of people believe the statements above and just don't go out looking for a new home. What does this mean to you? LESS COMPETITION! Why wait until after the first of the year when all the other uninformed shoppers will be out looking, possibly at that exact same home you just fell in love with. If you are in the market now you probably will not be competing against several buyers for the same home.

The second reason why I think you should be out looking for a new home now has to do with our current market and Stanislaus County Short Sales. But I am here to tell you that the banks ARE getting better about approving short sales. They still take some time but they are getting approved. That can actually be a good thing for you right now. The chances are that if you find the home of your dreams and it is a short sale and you make an offer now you will NOT be moving in during the holidays. If the bank takes a month (best case) to approve the short sale then it takes another month to go through the escrow process you would be moving in right after the first of the year.

The third reason to buy now is that mortgage rates are CHEAP! Rates haven't been this low in many, many years. Will they stay there? I have no idea. Will they go down? Maybe. Will they go up? Probably. If the rates do start rising , every time they go up means you will be able to buy less of a home than before.
