This reduction of supply also resulted in rents going up. In some areas of Encinitas, a home that previously rented for $2200 in 2006 could rent for $2700 in 2007. This increase in prices did not seem to significantly affect demand as the fear factor outweighed the increased cost. The thin inventory also meant that buyers had to act quickly to see properties and might even be in competitive renting situations where there were multiple applications for a single property.
