I was introduced to Notary Signing by a former escrow officer who now works as and calls herself a "transaction coordinator". She handles processing and alot more for private lenders. "Just remember" she said "you're just a #%&$@* notary! You know less than nothing. If a borrower asks you anything about why this figure is what it is, you say: I'm just a #$&%* notary". I suppose the lesson was a good one, although I never quite approached a borrower in the method described. What I did learn was not to comment about the specifics of their deal and to refer them to their broker/lender for answers about specifics. Both are good lessons.
I believe that one job of a Notary Signing Agent is to give the borrower some peace of mind. While working as an NSA I have seen thousands of document sets. The average borrower sees only a few (or one) in their lifetime. They are understandably nervous or cautious, and sometimes feel overwhelmed. The purchase, re-finance or addition of a home equity line of credit represent the biggest financial decisions a person makes in their lifetime. While it is true that I am not qualified to answer about specific terms and conditions of a particular deal, I can assist the borrower by pointing out where the relative language is in their document set. Because this process is now second-nature, most signings go very smoothly and borrowers emerge feeling more comfortable than they might have otherwise.

While some escrow personnel may still dismiss me as being just another #$&%*$ notary, I won't give them the satisfaction of living down to their expectations of my chosen profession. I provide a professional, courteous loan signing experience for each signer and make every effort to be more than..."just another #%$*&@ notary"

Shannon, There is a lesson there for us all. As agents we are asked our opinions on lots of stuff. Most of which we should refer on to an expert !
Exercising self restraint in some of these situations is the hardest thing that any of us may ever do... I do have to bite my tongue on occasion...
I've had one closing with a Notary. My buyer selected his lender and title company over the Internet. Fortunately, I can read a GFE and HUD-1 or he'd have paid $6,000 more than necessary.
The Natary was just no help at all. I'll stick with title companies.
Many people simply don't understand the role of an NSA. We are an "impartial" third party whose sole purpose is to verify the Identity of the person or persons executing the documents and, if they arise, refer specific questions to either a broker or an attorney. Most title companies chose, years ago, to utilize the services of a Notary Signing Agent to 1. Provide more convenient service to their clients and 2. To avoid the appearance of having not been impartial...
My point was simply to say that the right NSA can make all the difference... Here, in California, most escrow offices don't even have a notary on staff any more.
