Buying A Home or Solano County Real Estate? Then you need to work with the savviest buyers agent.

Whether you are a first time home buyer, or a seasoned investor working with an experienced buyer’s agent would be in your best interest. By working with a savvy buyer’s agent you are putting yourself at a significant advantage when searching for a home. You will oftentimes save more time, and money in the long run by working with an buyers agent. When you choose a realtor/real estate agent to become your buyer’s agent you will often need to sign what is called a buyer’s representation agreement. This will show that the agent is working exclusively for you, not a seller, and is working to protect your best interest. This contract should also include a specified time period that you will be working with the agent.

What do the savviest buyer’s agent’s have?

Negotiating tactics- They know how to get exclusive “inside” information from the seller’s agent regarding the sellers to help strengthen your position while negotiating. They will keep secret how much you are actually willing to spend on a home, and still try to get you the best deal.

They will know the ins and outs of the negotiating process. They will pull a Comparative Market Analysis (CMA) on the property to determine the offer that you should make, without trying to “lowball” and insult the seller, only to have the seller reject it. They will also follow up on the contract to ensure that all contingencies are being made on time, and kept.

Market knowledge- They know the inventory of the properties for sale in your market. They always go to the “broker opens” (open houses for real estate agents). The experienced buyer’s agent will be able to show you houses not advertised on the MLS system, newspaper, and internet. They will be able to show you homes that are For Sale by Owner (FSBO), and find you the properties that are great deals waiting to be purchased. An experienced buyer’s agent will be able to point out the neighborhoods that could possibly, potentially be able to provide a buyer/investor with the greatest return on investment.

They have a keen eye- A savvy buyer’s agent is able to spot even the slightest problems with the property being purchased. They will be able to get these problems stipulated into the contract and have them fixed/resolved before the actual purchase of the home.

Cons- If you are working with a buyer’s agent that you feel is not helping you up to your standards of purchasing a home. You still may be obligated to pay that agent a commission if purchased within the time frame of the contract even though you found the house yourself. You also could be obligated to pay the agent a commission if the agent showed you the house, and you try to buy it after the contract has expired. Read the contract for more information.
