OH MY ! What a missed opportunity ! I just found out I could have been making $10,000 a month just by DOOR KNOCKING. I have been street walking(tee hee) & door knocking for the past 3 1/2 years and getting close to nothing. My story starts with a phone call today from a very nice gentleman who says he is a fellow CHRISTIAN like me. He had found my number from the CHRISTIAN BUSINESS DIRECTORY and explained he needed a REALTOR in the RIVERSIDE CA area. He was able to get 40 buyer leads a month pre-approved by Countrywide. "How do you get so many leads in any given month?" I asked. His answer was honest and upfront. "I WORK HARD- DOOR KNOCKING" he replied. I agreed door knocking is hard work, especially when the temps rise over a 100 degrees during the summer. His business proposition was: 40 qualified leads a month for $10,000 up front fee and 50% of my commission when the transaction closes. Wow! maybe it's time for a career change. I probably could learn a lot working with this salesman. He had charm and a way of making sense (cents$). Now, where are my tennis shoes?

Boy - if he's that good... You'd think he would get his license and take all those buyer leads himself! Wonder how many takers he gets on that INCREDIBLE proposition?
Penny:I He dosn't need to take the time for R/E school. He is making the $$ without it. Besides, he isn't only working with loan reps he also door knocks for other local businesses to bring customers in. He is really smart !I wonder how many taker's he also. He also told me he signed a Broker/Realtor in the Corona (city on the border of the famous Orange County) area.
My concern would be the "up front" fee. More like, I'll give you $X (say $1,000) and see what you can do.
Door knocking for me has always been a lot of fun, great excersize, a great way to get out and enjoy the great weather, and get some leads for my listings or open houses. Every time I see those flyers on people's doors I always wonder why the agents didn't see if anyone was home?!! Why not capitalize on the moment and get face to face with the people??? All the schwag and notepads get thrown out, misplaced, or not used. Door knocking is a great way to get out and prospect consistently! You should try it!
It's unfortunate, but now days when someone starts a sales presentation by telling me they're a Christian....I reach for my wallet and hold on tight. Just another sign of the times I suppose.
Susan:You sounded so positive about door knocking I had to read about you. We do have some things in common(besides being just down the 215 frwy) I too used to model and had small parts in the movies. I loved the stage most of all. "ALL THE WORLD IS A STAGE". I agree some days are fun door knocking especially when I am with a partner. There have been a couple agents raped out here in Moreno Vally and Corona so I don't walk alone anymore. Keep safe !
Thanks Windy!! There seems to be a common theme here on AR for me tonight. Maybe I am a little too fearless at times?!! Thanks for checking out my profile!! I'd love to hear more from you!!
Guy: I feel the same way as you. I hate being so reserved when someone mentions they are a Christian. I guess we are supposed to forget we have brains and say yes to whatever a salesman says. Would you pay $10,000 for those leads?
Wendy: NOT A CHANCE....But I would like to get my cousin Guido from Jersey to see just how much of a Christian this guy really is.
Guy: HA HA HEE HEE ! You made me laugh so loud my husband was wondering what I was reading. I always talk about GUIDO. I didn't know he lived in Jersey ?! You are really funny ! I am still laughing at your comment.
I laughed at it too Windy!! Check out my response!!
Seems like more and more people are talking about going door to door lately. Here is my annoucement
IM GOING ON TOUR-- LOUISVILLE KY SOUTH END LOOK OUT!!!!
How about this... YOU go door knocking on YOUR own and SAVE the $10,000 fee......
THEN CLOSE ALL the 40 leads you get......
HOWS THEM APPLES??
;-)
BART: I love Kentucky ! I helped my (best friend)neighbor move to Paducah, Kentucky. I am sure it will be great door knocking in Kentucky. It's so green and pretty ! Let me know if you make $10,000 with your leads !
ALEXANDER: That's the straight truth! His business idea is I could be doing all the other work I need to get done(show homes, make calls etc) while he feeds me leads. By the way, I love your picture of the masculine guardian angel.
Windy........
$10,000 is a bit STEEP...I would have given him a set amount PER LEAD...and a PERK for each closed transaction.... maybe you can negotiate with him on that hmm?
That angel is quite the specimen, hmm?
He is armed and dangerous....
=-D
ALEXANDER: The word of GOD is sharper than a 2 edged sword. Did you read Piercing the darkness?
Those are awesome angels ! I still wonder where he got the idea for his amount of the up front fee.
I have read Piercing the Darkness, This Present Darkness and The Prophet...all by Frank Peretti.....
I also read the whole Left Behind series, by Tim LaHaye......
Thise are among other Christian books I have in my collection....
I think he got the idea because he did NOT want to fee like he was working by contract/per lead....
Just think if he got 4 "wise" agents to pay for his services....
He would not have to work anymore..... at least for that year....
Hey Windy,
It is great to see you blogging in the Rain! Best to you!
Wow. 10K...I haven't made that much yet. LOL. I couldn't afford to even do the 1k right know. Guess I'll have to door knock on my own for a bit longer.
ALEXANDER: HMMMM ! 4 agents at $10,000 each PLUS 50% closing referral fee. Your right ! He could take 10 months of vacation in the Bahamas. I too have read the Left Behind series.
HELLO JANICE !!!!! I am glad that you found my blog. I have trying to find you on A/R. Yes, I have come back. Now I understand more of what A/R is all about. I would like to add that your referred me to A/R so you can get points. How do I do that now? It's almost a year later.
BOB: You are not alone re the $10,000. I will keep trying walking the streets and doing the neighborhood garage sales too.
Windy - Don't worry about the referral thing. I am just glad you are back! Talk to you soon. Have a great day!
The whole thing about the Left Behind series is I do NOT believe we will be taken BEFORE it all starts.....
I believe...according to the last chapter of the book of Daniel...that we will have to wait a little MORE than half way through the tribulation before we are taken.....
Try reading it... the WHOLE last chapter...and try to wiggle out of the whole conversation Daniel has with that angel.....
EVERYONE I know WANTS to be taken up BEFORE everything happens... but think about it....how many people has God given a blessing to that was NOT tested BEFORE the blessing was given???
NONE is the answer....so how does THAT FACT justify Christians being taken in a rapture BEFORE the tribulation starts??
The Answer IS.......IT DOESN'T....... ;-)
ALEX: Rapture & Tribulation - We should move these comments to the Christian Realtor Group !!
I bet we would get alot of comments with this subject. Maybe someday when I make enough $$$ door knocking My Husband and I will get together with you and discuss this fun, interesting view on the latter days.
Wow, Windy that is a great story! Maybe I should be door knocking.
RYAN: The salesman said he was working for Countrywide getting leads. Get some comfortable
walking shoes and go walking with a realtor. Make it a team thing !
Windy be careful, this smells funny! Especially the large up front fee....
KATRINA: Good evening fellow night owl. It does smell very funny ! Just like my garbage disposal
when it backs up.
Hey Windy. You responded to my post last year on Lead Generating. Now I am responding to your post on generating leads through Door knocking -Isn't that funny? I did door knocking last month. I am going to go back to doing it again. It takes a while but it will work eventually. Much success to you. And welcome back to Active Rain. Don't leave us this time. Take care. Great post.
10gs up front seems a bit too much for me, wonder if his shoes are worn out...
LANRE F: Thank you for responding on my post. It is kinda weird that we both are connecting and/or commenting on lead generation. Let me know if you have an adventure on door knocking. I am glad to be back on A/R!
LARRY H: I bet he is barefoot! He is probably laying on a hammock on a beach in Acapulco. $10,000 is
a lot of $$$$. I sure would like to know who the agents are that signed up!
Windy and commenters, thanks for the enjoyable and lively conversation.
I wonder how many times he can sell the same leads?
SUZI G: Hi Suzi ! I am sorry for the delay in a response to your comment, I was hit with a horrific virus on my computer. Brought on by my teen daughter using limewire (*#@%*). Maybe I should write a blog on teens using shared files, but I would have to rate it "R" for language. Now I am back on A/R. Talk about a detoxing from A/R it was driving me crazy !! Now for a response to your comment. I am greatful that you were entertained with my story and all the people involved with their answers. He said he would'nt resell leads cause he get's sooooo many. I wonder were he is now ? I like your picture on your comment space.
I also use Door Knocking twice a week and it is a great tool to use in you business. Thanks and best of luck to you.
