This is a call to action on an upcoming assembley bill that can hurt housing affordability. Please read and take action. Thank you so much...... C.A.R. Issues Red Alert on Point-of-Sale Energy Audit Bill: C.A.R. is opposing a new bill (AB 2678) which if passed would require point-of-sale energy efficiency audits and retrofits on all homes and commercial properties. While C.A.R. supports energy efficiency, it has historically opposed any point-of-sale requirements. They are ineffective because they only apply to a small portion of the housing stock that changes hands every year, and they hurt housing affordability. REALTOR® Impact: Point-of-sale mandates like those required by AB 2678, hurt housing affordability. Home energy audits can cost up to $400+ per home to perform. In addition, mandatory point of sale energy efficiency investments can add thousands of dollars to the price of a home. While C.A.R. appreciates the goal of AB 2678 C.A.R. strongly opposes the point-of-sale requirements in AB 2678 because they fail to achieve the bill's objectives and such mandates will further weaken the housing market. C.A.R. suggests that AB 2678 be amended to reach all California homes through a comprehensive, phased-in, statewide approach that does not burden homeownership at its most vulnerable point - the time of sale. Keep us posted on this bill. I haven't heard of legislation like this in other states. What prompted this billl in the first place?
What great timing our State Gov has. I write with sarcasm. Here we are in the middle of a horrible housing crisis which in turn has created a shortfall in economics in the state and NOW they want to add more problems with selling houses. They are drinking and smoking to much. I think they're brains are fried
Joan....I will certainly do that. I am sure this may be up for discussion if it is not voted on at our June meetings in Sacramento.
Windy.....yep, let's just make it more costly for the homeowner and oh, yes those REO properties and short sales where they are already negotiating like crazy to not sell the property "as is".
