Orange County Home Pricing

After reading a recent community blog I read that someone asked about home pricing based on the per square foot price for a specific city. The writer was surprised that it was so low in comparison to neighboring communities within the same county. It got me to thinking about the same thing myself. I've done a recap on some of our local So Cal cities in Northern/Central Orange County. These figures are based on recent closings for the month of April 2008.

Data source, recent closings through the SoCal Multiple LIsting Service, one of the largest MLS organizations in the U.S. which serves Orange County and portions of Los Angeles County.Data is based on recent closings 4/1 through 4/30/2008.

Of course there are many factors location, condition, amenities, etc. which enter the equation, this is the overall average.

Hi Lynda, From low to high there is a $57 range. With new construction ranging from $195 to $245 per foot for an average home, figuring 1/3 of the overall price expended for land, these figures seem just about right.

Actually those numbers aren't that bad considering a segment of our market is pushing $250+.   I love the new picture, btw.  Very flattering!

Lynda - Yes the square foot information is something consumers do ask about.  I have been providing both the list and sold square footage.

Lynda this is good information for consumers because it does give you a small picture of how communities differ in their pricing.
