Ventura County Real Estate Market: Where Does It Stand?
These days gas prices and the real estate market appear to be the main topic of most conversations. Everyone seems to have an indication of where the real estate market is heading. Heated arguments have been started because each person believes their crystal ball's prediction of the real estate market is more accurate.
Most of us base our opinion on the views of the media and some experts. Economists and experts look at the history and the patterns of the real estate market and assert most of their predictions based on these records. The media tends to concentrate on the negative aspect of most issues. The only person who knows where your local real estate market is heading is YOU!!!!!
Is today a good time to purchase a home in Ventura County? No economist, lender, or realtor® can tell you when is a good time for You to purchase a home. You control your own real estate market and no one else.
Many home buyers in Ventura County are taking advantage of the low priced Bank Owned Homes. I have been involved in transactions where multiple offers were given to the home seller (the lender) on the first few days the home was on the market. For these home buyers the time to purchase a home in Ventura County is now.
Let me give you a personal example:
A few of our friends are taking advantage of the low interest rates, the huge real estate inventory, and the low prices of bank owned homes for sale to either purchase a larger home, a vacation home, or a rental home. The idea seamed so tempting that my husband and I thought about investing in a secondary home. We can easily apply by taking a second mortgage on our home, but we have a son who will be attending a private college in the fall. We might miss a great investment opportunity, but at a moment our son's education is our most important endeavor.
So where does Ventura County's Real Estate Market stand? Only YOU can tell.

MANA - You are absolutely right about who determines when a good time to buy is. If you need a home, it's a great time. Trying to time the market is a fool's game that will usually end up with people saying should have, could have, would have.

Good points. Like you I think this is a great time to buy that second home. I'm looking in the dessert area myself now. It seems like a good time to buy that "future" retirement home. Buy now, and rent it out until you're ready to retire. Lower sales pricing and lower tax basis today than in 10 years from now.
You hit the nail on the head when you said that the media focuses on the negative - thus creating the "dooms days" scenerio in the minds of the leary. You're also right on when saying that nobody but "you" knows when the time is right for "you" to buy a home.
