Tuolumne County Real Estate Weekly Update for 7/17/08

Homes in Tuolumne County dropped slightly again from last week's
average price of $315,499 down to $313,301 for a 3 bedroom, 2 bath, 2
car garage home.*

The number of days on the market (DOM) eased slightly. Currently
Tuolumne County Homes* have an average market time of 145 days.

Taking a look at the total picture and including homes of all shapes and
sizes, inventory fell this week from 581 from last week's 582 and the
median asking price dropped to $359,000 with an average time of 149
days on the market.

... Way, way back in 2004, 13 Residential properties sold with an
average price of $310,032 and 184 DOM

In 2005, 13 sold with an average price of $377,615 and 126 DOM

This week in 2006, 12 properties went into contract and 12 sold with an
average price of $435,704 and 133 DOM.

In the year 2007, 6 went into contract and 7 sold with an average price
of $356,571 and 127 DOM............

In North Tuolumne County during the past 7 days, 16 Residential
properties went into contract and 8 sold with an average price of
$381,813 and 184 DOM.
