If you have thought about putting your home on the market in the past several months put a plan of action in place to go with those thoughts. We all know that the best type of marketing is word of mouth. Have you had the neighbors call you to come over and "look at our new kitchen", I have. Often times you are going to see that what is a huge deal to them, is that they have just brought their home up to todays standards and color schemes. This is the perfect time for you to do the same thing.

This Fall and Winter do a DEEP cleaning of your kitchen and bathrooms. This cleaning should include new handles / pulls on all of your cabinets and an aplication of a commercial cabinet refinishing product to all of your cabinets. Do an intense cleaning and resealing of all of your floor coverings. Clean and replace your lightbulbs. Re-caulk you tubs, showers and sink areas. The recaulking when done correctly takes a lot of time and the results when done correctly will make your home stand out. The funny part about all this is that a lot of people think that all of these items are what you need to do to sell a home. This is basic maintenance that can not be overlooked or you will have to pay for it later!

If a potential buyer does happen to chat with your neighbors when you go to sell your home. Your neighbors will be oyur greatest ally. They will be the people that spread the word for you that "They sure take great care of their place" That comment alone from a third party can translate into thousands of extra dollars in the selling price. Besides why not enjoy the fruits of your labor over the holidays this year!
