I recently ran closed sales stats for the 1st & 2nd quarter. (MLS, All of Ventura County homes for sale, attached & detached)
1st quarter 2008 closed sales totaled 1097, 2nd quarter 2008 closed sales totaled 1812.
The good news is that we're still on track for July with a total of 700 closed sales.
Average sale price 1st quarter was $577,164, Average sale price 2nd quarter was $535,461.
July average dipped a bit to $530,681
Average days on the market dropped slightly from 91 days 1st quarter to 83 days 2nd quarter. July averaage was 74 days. Let's hope it's a trend!
