San Luis Obispo Property Tax Base Value for Seniors

One of the common questions I encountered in working with clients, is "Can I transfer my tax base value?" California state law indicates that a person is eligible if the following conditions are met :-

(a) if you are 55 years of age or older, or severly and permanently disabled, on the date the original property is sold,

(b) the original property must be owned and occupied as your principal residence at the time of the sale or within two years from the date of purchase, or as new construction of the replacement property,

(c) at the time of the claim, the replacement property must be owned and occupied as your principal residence

(d) the market value of the replacement property must be equal or less to the market value of the original property

(e) For San Luis Obispo County, both the original and replacement properties must be located within the county. San Luis Obispo County does not recognize transfers from other Counties.

Incidentally, if you are not aware that property tax info, bills or payment are available on the San Luis Obispo Tax Collector's Office's website, check out the "TOW" or "Taxes on the Web", www.slocountytax.org, where property tax information is provided on a 24/7 basis. There are two sections. One section enables you to search for tax information on real estate. The other section allows you to search for tax information on taxable non-real estate property such as equipment, leasehold improvements, boats and airplanes. Both sections offer options to pay online, subject to a small administration fee. Attached is the "TOW" link.
