"The Extinction of Money" or "Tips For Buyers"

Normally I would have announced this RAIN Radio show before it took place, but this one just snuck up so quick, it bit me right in the you know what, so I thought I better get this out there today. Why? It was a good one. We had one of our very own rainers, Janet Guilbault as our special guest today talking about the mortgage crisis. Now wait! Don't stop there, just because this topic has been beat to death, Janet answers some great questions that you might find useful for some of your clients in your area.

They included:

1. Can you name some of the loan programs that have literally gone extinct or become frozen as a result of the mortgage crisis?
2. How has this impacted the average home-buyer who would like to buy a house in this market?
3. How has this impacted the average homeowner refinancing?
4. How much do you think the difficulty of getting financing has impacted the value of real estate?
5. Who are the winners and who are the losers from the crisis?
6. Do you have tips for buyers to increase their chances of approval?
7. Name some pitfalls that people may be unaware of in terms of qualifying?
8. What is the biggest mistake made when applying for a mortgage?
9. What about people who have loans that are adjusting…are they in trouble now?
10. What can REALTORS® do to make certain clients can be approved?
11. Should a seller insist on something more than the standard pre-approval letter before they accept an offer?
12. What sign will there be when things begin to “thaw out”?
13. Do you see any of the loan programs returning?
14. Are things going to get better or worse by the end of the year?
15. Why would someone want to move forward now, as opposed to “waiting to see what happens”?

I didn't post all her answers, we all know how long this post would be if I did, so I included a link where you can listen to today's broadcast. This was one of the better BlogTalk shows in my opinion because we covered all these questions and then some. Take a listen if you have time or if you're just curious to see what Janet had to say, again, some of this information might be useful to you and some of your clients.

Hi Brad-I look forward to listening to this, I haven't been able so far to catch any of them live so I appreciate so much being able to still be able to do so, thanks to you and modern technology. I love AR and I do spend a lot of time here. You and the rest of the AR team have much to be proud of. It has quickly become a very important part of my life. I love all the widgets you have on the side of your main page.

As I sit here typing something came to mind as I saw your tip of the week. I would like to add you as an associate if that would be OK. I've been subscribed to your blog pretty much since day one but I didn't really know what it meant to add someone as an associate until I read a blog about it. and I will be leaving a comment as well.

BTW-Everytime I look at your new photo I have to look twice because it is so much different that the one of you with the shades. Just so you know they both are very good pics of you. I like them both and I have the old one still from when I did the post a week or so ago.  Thank you so very much for making the network possible.

Hi Brad.  I like your new picture.  Kicked back.

Always learning here,

Ken

Brad - sounds like a good listen. Got it bookmarked for later - off to a casual dinner party and to watch the debate. :)

Pat - that was the sweetest comment, you made me forget what this post was even about, wow, thank you so much.  YOU Sure made my day!!  I'm honored to be added as your associate and thank you for subscribing to my Blog.

The photo was due to be put down, it was time, but I hope the memories and efforts of what the person in that photo provided here in his blog, and for his friends, will live on long after he is gone.

I am blessed, and hope to continue to "pay it forward" to others so they can be blessed as well.  I really really really appreciate the time you took to make such a wonderful comment.  Thank you Pat.  :-)

Loved the pumpkins punkin'!  & the new pic!  oh, good post also!  KM

Kristen - thanks, hopefully you'll like what she had to share today,  :-)

Brad-There is no doubt about that which ever photo you have up, the person inside"YOU" is still the same great guy who started AR and your hard work and dedication will live on for many, many years to come. Life is a gift that God gave us all and what we do with that life is our gift back to God. I'd say you've have and are giving your greatest gift to God. You are giving of yourself to him, your family and all your friends. There is no greater gift or legacy that a person can leave than that. BTW-I think it is awesome that your hero is God, that is so amazing. WAY TO GO BRAD!!!!!!!!

Like I said, Both awesome pics.Same awesome person. I know you won't get an inflated ego, me telling you that. I just know.

Janet - thank you SOOO much for taking time out of your day today to do this.  I know how busy you were this morning and I can't tell you enough, how much I enjoyed the show today.  You are a wealth of information and a fantastic writer.  Your contributions here on AR and on Rain Radio are valued and greatly appreciated.  Let me know what I can doi for you in return.  Lunch maybe?  :-))

( 10/02/08 09:38PM ) — Brad Andersohn ~ Community Builder

Pat - you are too kind, but I have to make a correction here.  I didn't start AR, Jonathan Washburn and Matt Heaton started this awesome network, and the members have made it what it is today.  Thanks for the kudos and I'll try not to let the ego inflate, but with a comment like that, I'll have to try really hard!!  LOL~  :-)

BTW - It was your post that got me to realize it was time for a photo change, I was the only guy wearing shades!  haha...

Brad, I like the new photo. I liked the other one too but this one is better IMHO. Thanks for the post and the link - great questions and I will enjoy listening to the show.

Hi Brad!  Thanks so much for the link!  I'm off to listen!  It seems as though 'great minds...' as I just wrote a post  http://activerain.com/blogsview/718226/Are-YOU-on-the regarding putting this negativity that we're being bombarded with in the news to work for YOU (the buyer)!

Debe in Charlotte

I know what kind of treat I'll have with my morning coffee tomorrow--a good listen!  Thanks Brad for saving it for those of us who missed it.

BTW - I am wondering what all of those pumpkins you put on your background will look like after the 31st!

Hi Brad. Oh! I saw this in my email, but had to run errands and......forgot all about it. I need to listen to this! Thanks. :)

Oh Brad, with a publicity manager like you a girl could go far. Thank you for having me on the show this morning, and so sorry you nearly had a heart attack thinking I had forgotten. NEVER!

You were so cool, and made it so easy for me to feel relaxed. I really did like doing the show, and thought it turned out great.

I love RAIN radio and am your everlasing fan. I only hope those nasty old raingods don't talk you into moving to rainy old Seattle some day.

It is so much fun having you around.

Thanks Brad, very much. Like your pumpkins (can I say that here??)... and your photo!

Brad thanks for sharing this. It clears up a lot of confussion.

Brad:  Headed over to hear the broadcast now.  Sorry I missed it and BTW, love the pumpkins in the background.  I see I've fallen behind on reading several of your blogs so must get that worked into the schedule today too.  Looks like you've got some great ones.  Can't wait to try out the new customizer.

Thanks for the post. # 11 is very important from a seller's point of view. As a listing agent I would prefer an approval( verification of assets, employment etc all done) with only the appraisal needed to be done, but most banks do not want to do it that way.

i have been following janet's stuff myself.  she is rock solid!

thanks

Thanks for the info. i am sure that this will be helpful to me and some of my clients.

Thanks for taking the time to listen to the show everyone.  Janet did a great job, and I feel fortunate to know her, have her as a member here, privileged to have her as a guest on the show, and mostly, to have her as a personal friend.

Just got a call from a consumer who found this post, listened to the show, and wanted to say thanks.  Made the entire effort worth it.  I hope many others are getting the same or having the same reaction from listening to this one, thanks again Janet.  :-)
